PROPOSAL SUBMITTED FOR THE DEVELOPMENT OF A RETIREMENT VILLAGE WITH NEW SPORTING FACILITIES TO THE WEST OF GREEN LANE, BADSHOT LEA, FARNHAM

Local property developer Lamron Estates Ltd , in partnership with with ourselves have submitted a joint mixed-use planning application (WA/2026/01125) to Waverley Borough Council.

The collaborative proposal represents a significant investment by Lamron to deliver a new care home and residential housing, alongside recreational facilities that will include a bowling green and tennis court and a clubhouse shop. As part of this application it is proposed to also deliver a state-of-the-art all-weather artificial rugby pitch that will directly benefit Farnham Rugby Club and the wider Farnham community.

Farnham Rugby Club is a thriving community based sports club which provides physical activity for over 1,000 people each week, ranging from 3 year olds through to people over 60. As an entirely member-owned club, the sheer volume of players currently forces sections of the club to train on pitches scattered across the local area. Winter weather frequently forces match cancellations, disrupting player progression and stretching resources. The new all-weather surface will consolidate training at the club’s primary home, but its impact will extend to the broader community. Access to high-quality artificial surfaces is rare in the area; through this partnership, FRUFC will allow access to other local sports clubs, creating a shared community asset.

Malcolm McPhail - MD of Lamron commented:
"At Lamron, our core values centre on building sustainable places that truly enhance the local community. Partnering with Farnham Rugby Club is an important component of that strategy. We are a local developer with a proven 35 year track record of developing successful commercial and residential projects while fostering partnerships with sports clubs. The most recent example of this being the development of similar, mutually beneficial facilities in partnership with Basingstoke FC. At the site in Farnham we saw a unique opportunity to support the club's ambitions and design a space that integrates components of the community side by side resulting in a mutually beneficial outcome. This development also recognises the extreme shortage of extra care facilities and amenity rich retirement housing in the area and it will go a long way to satisfy the pent up demand.”

Dominic Parker, Chairman at Farnham Rugby Club, welcomed the collaboration:
"We have long needed an artificial pitch at the club to support both our members and the wider Farnham population, but financially, it has always been out of our reach. What this development offers is a much needed all weather facility at no cost to the tax payer which will significantly enhance the sporting facilities in the area. This project aligns directly to WBC’s strategic priority of “Improving the health and wellbeing of our residents and communities
The planning application is currently under review by Waverley Borough Council. Both parties look forward to working transparently with council officers and local residents to bring this community-vetted vision to life
